43 Steps from the Street

This condo/hotel complex is small enough to have some charm with just 37 rental units (36 one-bedroom & one 2-bedroom units) on 10 levels (starting with the bottom level "00__" & the Penthouse units on the "9th" floor) in a great location at the southern end of Old Town/SouthSide - just 1 block as the crow flies behind Muertos Beach/the Blue/Green Chairs gay beach (at the Southern end of the gay-friendly area. Clubs, Restaurant Row, shopping+ is at the northern end [a 6-10 minute walk] - VERY walkable).

This is a U.S. 3-4 star property (based on the room since some are privately owned & MUCH nicer & others are ultra basic/cheap & haven't been renovated in years! These are based on TRUE/HONEST U.S. stars which seems to be about 2 stars different than the Mexican star system & how most properties promote themselves [WARNING!!!]).

Rating varies by unit as the cheapo rooms haven't been fixed up in AGES & others are privately owned with lots of amennities!), Basic (varies by room as some are privately owned & nicer with more amenities), more modern (though each room varies), condo/hotel.

CC1 welcomes ALL people that believe in treating each other with equal respect.

CC1 has an elevator & on level "0" you'll find the LARGEST POOL of any gay/"straight-friendly" property (non-guests welcome to enjoy the pool area during posted hours).

LOTS of improvements have been made...

BAY VIEWS! The higher up the more beautiful/panoramic the view, lowers-more limited! No bay view at all in #004 & #005 or 1st floor, limited view on the 2nd & 3rd floors.

Each 1 BEDROOM unit is approx. 700 square feet, a BALCONY facing the BEACH/West, KITCHENETTE (small fridge, stove, table/chairs, coffee maker, toaster, very basic cooking utensiles & clock radio -excluding $69/rms - no kitchen there), a DOUBLE or KING BED in the BEDROOM (higher/Privately Owned/premium/more expensive rooms & 01 & 05 rooms have Kings unless indicated) PLUS a DOUBLE (full) BED IN THE LIVINGROOM (a REAL bed/mattress - NOT a sofabed!!! No extra bed in the livingroom in #601, #701 & #902 [I personally take my sheets from the bedroom bed off & sleep on the bed in the livingroom so I can hear the waves [you can request to have it made if you desire]!! The best way to describe the setup on these beds is remember the 2 twin bed corner units of the 60's/70's that had a table in the middle & half of one of the twin beds rolled underneath that table & you had the solid piece foam pillow behind it? By day it looks like a couch, by night you just roll it out from under the room divider/lip & you have your bed]) in the LIVING ROOM, AIR-CONDITIONING (a/c - in the livingroom unless indicated. Usually there's a ceiling fan in bedrooms. Ocassionally they don't work - hey, it's Mexico!) & 2 PRIVATE BATHROOMS (unless indicated. The bathrooms each have a shower & toilet & there's one common sink in the hall). There are LOTS of mirrors (some rooms have mirrors around the bed!! Fun!!!)!

View from the Bay

This is the BEST VALUE PROPERTY for 2 BUDS TRAVELING TOGETHER!!! Each unit can theoretically (& snugly) sleep up to 4 people (prices quoted are for 2 people). 2 REAL beds in separate rooms (one in the bedroom & one in the living room) make this GREAT for 2 buds travelling together wanting separate spaces without paying for a 2-bd &/or 3-4 buds that don't want to pay the premium of a 2 bedroom unit (prices below are for 1-2 people. There's an extra fee for 3+ people. #901 has the 2 beds, it's not as conducive to those wanting more privacy since the unit goes north-to-south & doesn't have the kitchen/bathrooms separating them. #901 only has 1 bed & 4 twin banquets though they're not real comfortable).

You have more amenities (microwave, tv, boombox, etc.) in the nicer/premium/Privately Owned ones (though not in all).

Best/Strongest Air-Conditioners: 902 • 901 • 805 • 802 • 602 • 601 • 501 • 405 • 402 • 401 • 105 • 104 • 102 (not really needed in the winter/Peak Season).

AVAILABLE SPECIAL SERVICES (for a fee):

BOTTLED WATER: Since the tap water in Mexico isn’t for human consumption – you can order a 5 gallon bottle of water for your room is available for purchase. Price is 30 pesos if you pick it up at the office or 50 pesos to have it delivered to your room (a tip would be nice also!).

If your unit doesn’t come with a Boombox, vcr, blender or alarm clock yet you desire one – don’t fret as you can rent one from the office:

Boombox: 100 pesos/week with a $50 US or 500 peso deposit (the cd player MUST stay in the room & is NOT for the beach or pool area & if it comes back with sand on/in it – you loose your deposit).
VCR: $20 US or 200 pesos/week with a $50 US or 500 peso deposit
BLENDER or ALARM CLOCK: FREE with a $10 US or 100 pesos/week deposit (if you burn the motor out as people sometimes do when they attempt to make margaritas blended which is usually too hard on the blades/motor [plus it’s NOT the “proper” way of making them – that’s One the Rocks!!!)

Room Layouts

Room Layouts:

Units from ground 0 (#004/#005) to the 8th floor are long with the bedrooms facing east (there's some street noise from a block away in bedrooms on floors 4-8 with only a vent window [no view] in bedrooms. Not on the 9th floor) & the balcony * livingroom * kitchenette facing the Bay/West.

01 units have larger/more spacious bedrooms (except for #901) & ALSO have air-conditioning in the bedroom (as well as the livingroom - cuts street noise). See the layout above.

The Penthouse units (#901/#902) face North & South so there's no bedroom facing the street hence they're quieter (#901 is about the same size as the other units. #902 is VERY open & spacious with LOTS of windows!!!).

Quietest Units: Penthouse #902 & #901 (no windows facing East) & Floors 0-3 (built into the hillside).

_01 Room Layouts

This is the best property for anonymity (you have the code to enter the gated building). The clientele is all ages & all types of people feel WELCOME here - a GOOD blend!!

This is NOT a party/party building (though everything depends on the guests but we do NOT promote this as a "party" building!!).

Enter at the 4th level from Highway 200 (only 2 steps though down a small cobblestone street. This is where most taxi's will drop you) or up approximately 43 steps up from Amapas to the pool area (closest entrance to the beach).

To get to the Blue Chairs Beach, you can either walk down those 43 steps to Amapas & go to your left about 50' then turn Right & walk down 98 steps & it drops you off right there!! (if I can walk that way - just about ANYONE can (I'm a BBW [a BIG BEAUTIFUL WOMAN!!!)!! Of COURSE I don't walk UP those steps!!) OR - you can walk down the CC1 steps & turn Right & go down about 50' & turn Left & "U"-y around the 2 condo complexes to the Blue Chairs (easier for the more faint at heart!!). Going back you can do either OR as I often do - take a $2.50 taxi ride!!! (don't EVEN think I'm kiddin'!! I'm not about to break a sweat!!).

Cheap ultra basic units (on floors 0-5) are not pre-assigned. Like at a hotel, you'll get the best room available when you arrive.

During select periods of time in Peak Season some Premium units may require a 7 night min.

NOTE: Some people say "we don't need a 1-bedroom" but what you're paying for here is LOWER than most other places & YOU GET MORE for your $$ & don't you think you deserve that?!?!??!? Trust you me - you WILL use that fridge to store your cervesas/beers & cold water (which also saves you a few pesos!!)!!!!

HAVE A GROUP OF FRIENDS (small or more!!)?? Many people wanting multiple space for a group often take:
• 701 & #703 (sleeps 6 comfortably – or up to 9 with beds in common space)
• 801, 802, 803, 804 & 805 (sleeps 4-10 comfortably or up to 20 in beds in living rooms. Only 1 toilet/shower in 802-804)
• 701 is a FULL 2-bedroom (can sleep up to 4 comfortably plus an additional person on a Twin size bed in the livingroom)
• 902 & 901 (2 rooms next to each other on your own gated private floor. Can only sleep 4 comfortably. #902 can only sleep additional people on 3 Twin Banquets [a narrow than Twin cement couch with a thin piece of foam over it – NOT very comfortable!!]. The extra double bed in the livingroom in #901 is just outside the sleeping area so there’s not much privacy plus there’s only 1-bathroom here)

The maid comes at least 2 times a week for light touch-ups (as long as you put your card outside. You can have her come more often if you notify the office & pay $3.50 + tip, except Sun.)! Bedding is changed weekly (unless you make arrangements with your maid & tip her nicely for extra service). There's an off-site laundry service which you drop off one day & as long as it's early enough you can have it delivered the next day for a VERY reasonable charge.

Public Phone

There are no phones in rooms but they're available in the lobby or people can leave messages for you in CC1's office (hours below).

The front reception desk is open Thurs.-Tues. from 9am-5pm (closed Wed.) though your dealings will be with CC1's poolside office.

For those arriving after the office closes you'll be given the code & someone will let you in & first thing the next morning you'll go to their Office for your Welcome Presentation & to give your $20 key deposit for each set of keys you require (if he's doing his rounds you may have to wait in the lobby for a bit for him to return [you'll have the code to enter the building]).

Denis, Margarita & Ramon are here to serve you!! Their WONDERFUL staff offers a variety of services from booking tours, faxing, taking messages, various referrals+!

Boana staff is there to take care of you daily from 9am-5pm.
